Eleven feet of fall across the lot, and a drainage problem nobody had surveyed.
Three concepts. The one they chose was the cheapest of the three.
Locked before ground broke, so nothing changed price halfway through.
Two 3D revisions moved the kitchen six feet. Free on screen, costly in concrete.
Sixteen weeks, one crew, finished four days early.
$212,000, fixed at step three and unchanged at handover. The two cheaper bids had no engineering for the retaining structure, which is the reason the lot had a drainage problem in the first place.
Because the expensive half is underground and invisible in the photograph. Drainage, footings and structural fill came to $61,000 of that number. Any bid that looks cheap is cheap somewhere, and that is usually where.

Approved financing on projects over $25,000 through a third-party lender. We take no commission on it and it does not change your price by a dollar. Roughly half of our clients use it rather than waiting a season.
Check eligibilityTen years on hardscape and structural work, five on planting, transferable if you sell the house. And if we miss the completion date in your contract without a weather or permit delay, we credit you $250 for every day. In twenty-five years we have paid that on nine projects — we would rather you knew the number than trusted the promise.
Before we begin
Between $3,500 and $12,000 depending on lot size and complexity, and it is credited in full against the build if you go ahead with us. You keep the drawings either way and you are free to take them to anyone.
No. We prepare the drawings, file them and deal with the city, and the permit cost is itemised in your quote rather than added later. On a typical pool project that is eight to twelve weeks we handle and you never see.
Yes, all eighty-one of them. No subcontractors on any part of a project, which is the single biggest reason our schedules hold.
$14,000. Below that you are better served by a smaller outfit and we will give you two names we would use ourselves.
Four to seven weeks of design, then eight to eighteen weeks of construction depending on scope. Both dates go in the contract, and we credit $250 a day if we miss the finish without a weather or permit delay.
Ten years on hardscape and structural work, five years on planting, transferable if you sell. Anything that fails in that window we put right, once, free.
Yes, and about two thirds of clients stay on a maintenance plan. The same crew that built it, monthly or seasonal, cancel any time.
