Site Analysis
A specialist measures your property and documents everything that affects the design — grading, drainage, utilities, access and sun. You start from real information rather than an assumption that costs money later.

Designer Meeting
Using the site analysis as the foundation, your designer sketches your ideas into a workable layout and talks through honestly how it sits against your budget.
You receive a hand-drawn concept

Conceptual Meeting
You review the design, select stone, tile, planting and finishes, and request changes until it is right. Nothing is assumed on your behalf.
You receive a refined plan and a fixed price

3D Walkthrough
You walk through lifelike 3D renderings and confirm every detail. Moving a wall here is free; moving it in concrete is not.

Construction
Your designer and job coordinator walk the approved plan on site with the crew before anyone breaks ground, then build exactly that.

And if we miss the completion date in your contract without a weather or permit delay, we credit you $250 for every day. In twenty-five years we have paid that on nine projects — we would rather you knew the number than trusted the promise.

What it cost
$212,000, fixed at step three and unchanged at handover. The two cheaper bids had no engineering for the retaining structure, which is the reason the lot had a drainage problem in the first place.
Why we show this one
Because the expensive half is underground and invisible in the photograph. Drainage, footings and structural fill came to $61,000 of that number. Any bid that looks cheap is cheap somewhere, and that is usually where.
About Verano
Twenty-five years on the same forty miles.
Verano was started in 2001 by Elena Vasquez and Daniel Roth, a landscape architect and a builder who were tired of watching good designs get value-engineered into something else by whoever won the build.
So we do both. Design, hardscape, pool, electrical and planting are all on our own payroll — eighty-one people — which is why the drawing you approve is the thing that gets built.

Before we begin
Questions homeowners ask.
How much does a landscape design cost?
Between $3,500 and $12,000 depending on lot size and complexity, and it is credited in full against the build if you go ahead with us. You keep the drawings either way and you are free to take them to anyone.
Do I have to get my own permits?
No. We prepare the drawings, file them and deal with the city, and the permit cost is itemised in your quote rather than added later. On a typical pool project that is eight to twelve weeks we handle and you never see.
Do you employ your own crews?
Yes, all eighty-one of them. No subcontractors on any part of a project, which is the single biggest reason our schedules hold.
Do you have a project minimum?
$14,000. Below that you are better served by a smaller outfit and we will give you two names we would use ourselves.
How long is the whole process?
Four to seven weeks of design, then eight to eighteen weeks of construction depending on scope. Both dates go in the contract, and we credit $250 a day if we miss the finish without a weather or permit delay.
What warranty do I get?
Ten years on hardscape and structural work, five years on planting, transferable if you sell. Anything that fails in that window we put right, once, free.
Will you maintain it afterwards?
Yes, and about two thirds of clients stay on a maintenance plan. The same crew that built it, monthly or seasonal, cancel any time.
